Hospodářské noviny: Skanska is going to vacate the offices

Skanska CS is going to enable roughly 24 thousands square meters in the street Kubánské náměstí in Prague - Vršovice. Company Skanska CS will move to the new object in Prague - Opatov.

This is the biggest offer of the free offices in the first half of year 2009.

Only this object is approximately a half of the Prague office leases of the last quarter in 2008, when the new renters holded 51 thousands square meters.

The rate of the non-occupation grew through the year 2008 from 6% to 9%. The highest rental in the center of Prague rises to 23 euros per quarter meter per month.

Data imply, that the rental should fall. However the company Cimex doesn´t prepare any reduction. The company wants to keep the rent on level 14 – 20 eur per square meter per month according to the character of the spaces.

“ The interest about quality office areas in attractive places is not going down. Buildings situated in good areas, which provide comfortable rooms for fair price, won´t be difficult to hire in near future. They offer similar useful value as the projects built on a green meadow but they are for more favourable price ” said the general director of Cimex Invest Miroslav Příkop.

In his opinion the price and length of rents won´t be the only criterion in engaging the Garden Eleven complex, how it is common. He will also insist on good reputation of the tenants.
